We Find the Deal

We target small to mid-sized multifamily properties in undervalued SoCal markets—focusing on strong cash flow, value-add potential, and creative financing options.


 

We Analyze + Structure

Every deal is underwritten conservatively. We structure it to protect investor capital and create upside—whether through renovations, operational efficiencies, or seller-financed terms.


 

You Invest Alongside Us

As an LP (limited partner), you invest passively while we handle acquisition, financing, asset management, and communication. 


 

You Earn Quarterly Distributions

Once stabilized, you receive regular cash flow plus a share of long-term profits when the property is sold or refinanced.


 

We Exit With a Plan

Our typical hold is 5–7 years, with a clear exit strategy from day one—either through a cash-out refinance or a sale, depending on market conditions and investor goals.  Given proper market conditions, hold time can be as little as 2-3 years.
